Caldwell First Nation - Subdivision Development

The community of Caldwell First Nation is located 350 kilometers Southwest of Toronto just outside of the Town of Leamington. The community has 0 residences on-reserve, to address this 28 housing units are proposed for construction in 2023. The proposed sub-division is located south-east of the intersection of Mersea Road 1 and Bevel Line (County Road 33). All of the proposed residences will be serviced for water and sewage through a Municipal Type Services Agreement (MTSA) with the Municipality of Leamington. The project scope includes the detailed design and construction of Phase 1 of the subdivision which includes the development of semi-detached units (SmDU) and fourplexes (FPS). The average land area allotted to each residential unit is estimated to be less than 0.1 Ha.

The community development area was cleared many years ago to allow for agricultural purposes and the former field is now almost completely devoid of stands of trees, except two deciduous forested areas found in the southeast and northwest portion of the site which will be preserved as natural areas.

December 20, 2022 – Indigenous Services Canada issued its notice of determination and determined that the project is not likely to cause significant adverse environmental effects.
