Construction of 20 Housing Lots on North Spirit Lake First Nation

The Proposed Project

 

North Spirit Lake First Nation is proposing the development of 20 housing lots within the community. Project activities will include:

  • Construction of 20 new infill housing lots along existing roadways. Each lot is to be approximately 800 m2, with the project area totaling at 16,000 m2;
  • Clearing and grubbing of vegetation - some of which have already been cleared - followed by site grading;
  • Excavation and backfilling of some lots; And
  • Connection to the community's existing utility services (where possible) and extension of utility services - such as hydro-electric, telecommunication, water and wastewater services.

Earth borrow material will be sourced from the commnunity's pit/quarry to backfill lots as required. Waste generated through this project will include debris and earth from lot clearing, grubbing and excavation of poor performing soils, and will be hauled to the community's landfill and/or pit/quarry to be disposed of or stockpiled for future use. All timber generated from clearing activities will be recovered by community members as a wood heat source.

Although no species at risk have been reported by community members, there is still potential that some species may inhabit the project area. To address this risk, North Spirit Lake First Nation will have an environmental consultant conduct an environmental field study during the planning and engineering phase of the project. If any species at risk are identified, appropriate mitigation measures will be implemented to protect nesting sites and habitats, and lot locations will be adjusted as necessary to minimize disturbance.
