Williams Lake First Nation - Northside Development (Coyote Rock)

The redevelopment project proposes to turn the existing Coyote Rock Golf Course into Northside Development residential subdivision. The size of the proposed development area is approximately 45 hectares and it is located on Williams Lake IR1 north of Highway 97 and east of Williams Lake.  The redevelopment will consist of single-family, medium-density (4-8 attached units with common parking area), and high-density (more than 8 units, more than 2 stories, potential underground parking) building structures.

 

The existing Coyote Rock Golf Course includes clubhouse, parking lot, greens and fairways, outhouse shed, utility buildings, golf cart access roads, fences, numerour waterbodies including a pond, several wetlands, Asahal Creek, and seasonal drainage channels.  

 

An abundance of vegetation, including native, exotic, and invasive species exist within and around the development area.  The development area was primarily characterized by manicured golf course greens and fairways interspersed with groves of trees and shrubs.  These groves are predominantly comprised of trembling aspen, with Douglas fir, rocky mountain juniper (Juniperus scopulorum), snowberry (Symphoricarpos albus), and roses (Rosa spp.) also abundant within them. There was a single patch of black hawthorn (Crataegus douglasii) north of the approximate center of the property and snowberry patches and common juniper (Juniperus communis) were identified at various locations throughout the development area. 

 

Development of the residential subdivision will involve clearing and grading, placement of stormwater infrastructure and other utilities, and construction of roads, driveways, and buildings.

Notice of intent to make a determination

Northside Development – Public Comments Invited

 

November 18, 2025 – Indigenous Services Canada must determine whether the proposed Northside Development, located in Williams Lake IR1 is likely to cause significant adverse environmental effects. To help inform this determination, Indigenous Services Canada is inviting comments from the public respecting that determination.

 

Written comments must be submitted by December 19, 2025 to the BC Environment Team.
